| Terms and Conditions Please review the terms and conditions for your vacation rental. You will be asked to sign an acknowledgement as part of the reservation process. You can ask any questions through the Contact Us page. DEFINITIONS Homeowner, owner, we or our refers to Best Mouse House, LLC a Florida registered limited liability companyOPS etc. refers to the management company Orlando Property Services, etc, an Orlando area based professional property management firmYou, your and guest refer to the renter of the property and any accompanying persons
BOOKINGS Here are the four simple steps to booking your vacation at our property:An initial reservation inquiry may be made by telephone, e-mail or from our Website page to confirm our home is available on the desired dates. We will reply back to you very quickly, usually within 12 hours. Once we have agreed on dates, we will send you the rental Terms and Conditions and a Booking Form. Review these carefully. Complete them and return to us via email, fax, or snail mail.We will invoice you for the 25% deposit. You may pay the deposit via PayPal (preferred), personal check, or cashier's check. Once this payment is received by us, your reservation is confirmed. Please note, if the arrival date is less than 8 weeks from this time, the invoice will be for the entire rental fee. Refer to the Deposit section below.Eight weeks before you are set to arrive, we will invoice you for the balance of the rental fee. Pay the balance and we will send you final directions to the home. That is it, you are set for the vacation of your dreams.
DEPOSIT Upon receiving the completed Booking Form we will send an invoice stating the amount due and payment details for PayPal, personal checks, or cashier’s checks. If you are booking at least 8 weeks prior to your arrival date then we require a 25% deposit to confirm the booking, which is non-refundable but will be deducted from the full rental amount. However if the booking is less than 8 weeks prior to arrival we require full payment. BALANCE OF PAYMENT The balance of the payment is to be paid no later than 8 weeks prior to your arrival date. We reserve the right to cancel the booking if payment is not received by the due date. See the Cancellation Charges section.PAYMENT We prefer to use PayPal to handle all major credit cards and direct bank (EFT) debits. We will also accept bank wire transfers (contact us as additional fees apply), personal checks, and cashier checks. All payments must be made in US Dollars.SECURITY DEPOSIT When OPS etc. meets and greets you at the home, they will collect a $300 Security Deposit, either cash or credit card. This is to cover any costs incurred for additional services, missing items, or any damage you may incur during your stay in the home. The security deposit is refundable upon a satisfactory inspection of the home no more than 15 days following departure. CANCELLATION CHARGES The guest may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing or by e-mail. The following cancellation charges will apply: § More than 8 weeks before arrival- Loss of full deposit § Between 4 to 8 weeks before arrival – Loss of 50% of total rental cost § Less than 4 weeks before arrival – Loss of 100% of total rental cost In the event we must cancel a reservation due to circumstances beyond our control, we will refund any money paid without interest or further compensation RESERVATION AMENDMENTS Alterations to confirmed bookings can be requested and will be at the owner's/OPS etc. discretion – an administration fee of $25.00 will be charged. Changes need to be notified in writing or by e-mail together with the relevant fee. TAXES By Florida State Law all rentals are subject to Sales Tax & Tourist Tax, currently set at 12%. OCCUPANCY Florida State Law prohibits subletting, sharing or assigning. Therefore only the persons named on the Booking Form are allowed to stay in the house, any persons not shown on the Booking Form will be asked to leave. Each home contains a floor plan, which clearly states the maximum occupancy level. ARRIVAL & DEPARTURE The rental commences at 4:00 p.m. on the day of arrival and ceases at 10:00 a.m. on the day of departure. If a later checkout time is requested and is available, there will be a $75 charge. UTILITIES All rentals are inclusive of electricity and water (this does not include pool heat). CLEANING The property will be cleaned before your arrival and again on your departure. If you require extra cleans during your stay, these are available and fees are $95/per clean.USE OF THE TELEPHONE A telephone is available for your use in the home. Local, domestic long distance and most international calls are free of charge. POOL HEATING During the period October to April pool heating is recommended, this can be requested at the time of booking or upon arrival. There is an additional charge of $30 per day plus sales tax & tourist tax. In the event pool heating is requested and paid for, the owner/OPS etc. cannot guarantee the temperature of the pool as this will vary according to different factors, the main one being the prevailing weather conditions. A minimum of 3 consecutive days is required for pool heat. INVENTORY ITEMS No inventory items are to be removed from the house. This includes linens and towels. Any breakage or damage must be reported to OPS etc. immediately. INSURANCE Clients are recommended to take out adequate holiday or trip insurance to cover eventualities such as cancellation, accident, sickness and damage. LIABILITY The owner or OPS etc. do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the home including the pool and spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when in the pool, spa and surrounding area. Neither the owner nor OPS etc. can be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the community. NOISE Please bear in mind that this home is situated in a community, which consists of both residential and short-term vacation homes, we therefore request that out of respect for your neighbors, no noise between the hours of 10 p.m. & 8 a.m. COMPLAINTS OR DISATISFACTION In the unlikely event of a complaint during your stay please contact OPS etc. FORCE MAJEURE Neither the owner/OPS etc. can accept or be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control). NO SMOKING POLICY Please note our home has a NO SMOKING policy. Smoking is only allowed on the pool deck or outside the home. Failure to abide by this policy will result in additional charges to remediate the effects of smoking.PETS This home does not allow pets. Failure to abide by this policy will result in additional charges to remediate any effects of the pet(s). BARBECUES Grills with gas tank can be supplied for $49 per week (7-days) and $5.00 for each additional day. The minimum charge is $49.00. Please Note: By State Law cooking must be done outside of the pool cage. CRIBS/HIGHCHAIRS Cribs and highchairs can be supplied at $35 per week plus sales tax & tourist tax. No linen is supplied. INFORMATION BOOK An Information Book is provided for guests and is packed with useful information. This Information Book must not be removed or taken from the home, otherwise you will be held responsible for a charge of $75.00 to replace the book.ALTERABILITY These terms and conditions are subject to change from time to time either by law or the routine business needs of the homeowner and/or OPS etc. While every effort will be made to notify you in the event of a change to these terms and conditions, you should always confirm the current terms and conditions of the rental found in the information book referenced in the preceding paragraph. | |
